What carpentry costs in Glenelg and Marion

The Quote Yard’s southern row (Marion, Brighton and Glenelg) lists $170 – $320 for an internal door swap and $1,150 – $2,900 for a standard front door (4 May 2026, GST not stated). For new decks, the published Adelaide figures, including Bella Carpentry’s $200 – $350 per m², are on the deck cost guide. Checked 28 October 2026.

How a quote works for coastal decks and character homes

  • Coastal fixings: inside the mapped coastal corrosion area, a deck or pergola’s fixings and steel need corrosion protection. Ask what’s specified.
  • Holdfast Bay’s character areas: verandah style is assessed, so a new or rebuilt verandah is checked before it’s priced.
  • Sloping blocks: give the deck’s height at its highest point. Above 500 mm it needs approval.

Holdfast Bay’s homes are less often separate houses than South Australia’s: 53.9% of occupied private dwellings at the 2021 Census, against 78.0% statewide, with 29.2% semi-detached, row or terrace houses or townhouses. In Marion, separate houses were 70.6%.

Salt air and deck fixings from Glenelg to Hallett Cove

The SA Government maps Corrosion Environment Areas: land within 1 km of the coastline, or 10 km of breaking surf, that is subject to special corrosion protection requirements under the Building Code of Australia. By our count, overlaying the mapped area on PlanSA’s 2022 dwelling count, about seven in ten Holdfast Bay homes sit inside it: all of Glenelg, Glenelg South, Seacliff and Kingston Park, about three-quarters of Brighton and over half of Somerton Park. In Marion it takes in almost all of Marino and about half of Hallett Cove, and none of the inland suburbs.

For a deck fixed to the house, the National Construction Code sets the fixings for the waling plate: “hot-dipped galvanised, stainless steel or monel metal” in most areas, and stainless steel “within 200 m of breaking surf”. Ask the deck builder which fixings, bolts and screws the quote allows for, on a new deck or in deck repairs where old fixings have rusted.

Verandahs, windows and fences in Holdfast Bay’s character areas

Council Assessment Panel papers from 2024 and 2025 record the Character Area Overlay at homes in Glenelg East, Glenelg North, Seacliff and Brighton, and parts of Glenelg and nearby streets are in heritage or character overlays. Check your address in SAPPA.

The Glenelg East Character Area Statement, as reproduced from Code version 2023.16 (November 2023), dates the area’s character to the 1900s–1930s and lists deep verandahs and porches, vertical proportions in windows and doors, and timber joinery, including fascias, barges and window and door frames, among its features. In a 2025 decision, the council’s panel gave as one reason for refusing a character-area proposal that “the dominant verandah is not consistent with the mid-Victorian era as it is in Bungalow styling”. Where a verandah, window, door or front fence in a character area needs approval, it is assessed against that area’s statement, so drawings that match the house’s era matter.

For Local Heritage Places, the City of Holdfast Bay’s Local Heritage Grants Policy (last reviewed 26 September 2024) offers up to 50% of the cost of exterior conservation work or $4,000, whichever is less, where the work costs more than $1,000 and hasn’t started. The budget is set each year, so ask the council whether funds are available before a quote is accepted.

Post-war and 1980s homes from Edwardstown to Hallett Cove

“In the two decades after World War II, the population of Marion grew so rapidly that it became larger than any neighbouring town,” the City of Marion’s history says, and the South Australian Housing Trust bought horticultural land there to build housing estates.

By our count of PlanSA’s 2022 dwelling count (build years are approximate), about one in six Marion homes dates from before 1960 and about a third from 1960 to 1989. Edwardstown has the most older homes, about two in five built before 1960, while Hallett Cove is mostly 1980s. In Holdfast Bay, about three in ten homes predate 1960, and nearly half in Glenelg East. Jobs on homes of these ages include replacement internal doors, built-in wardrobes, skirting and new decks off the back door.

Carpentry questions in Glenelg and Marion

Is Glenelg North covered here or on the western suburbs page?

Here. By our count of PlanSA’s 2022 dwelling count, most Glenelg North homes are in Holdfast Bay, with a smaller part in West Torrens. The West Torrens side is also covered on the western suburbs page.

Which council are Seacliff Park, Darlington and O’Halloran Hill in?

All three are split, by our count of the same data. Seacliff Park has 758 homes in Holdfast Bay and 390 in Marion. Darlington is close to even (255 Marion, 268 Onkaparinga), and most of O’Halloran Hill is in Onkaparinga (1,008, against 150 in Marion), so it’s on the southern suburbs page.

Can a brush fence go up near the house in Glenelg East?

The Glenelg East statement (Code version 2023.16) lists “Brush fencing up to 1.4m in height with either rolled or metal capping” among the area’s fence types. Anywhere in SA, though, a new brush fence closer than 3 m to a house isn’t exempt from approval under Schedule 4.

Can a Holdfast Bay heritage grant pay for a front fence?

Usually not. The policy says “External features such as fencing or paving generally will not be eligible for a grant, except where there is conservation work involved”, and State Heritage Places and Contributory Items aren’t eligible.
