What carpentry costs in Adelaide’s inner north

The Quote Yard’s South Australian door guide lists $220 – $420 for an internal door swap and $1,400 – $3,800 for a standard front door in its CBD and North Adelaide row, the highest of its Adelaide rows (4 May 2026, GST not stated). Terrace, sash window and verandah repairs are priced after an inspection. Checked 28 October 2026.

How a quote works for terraces, villas and courtyards

  • Access: many terraces and row houses have no side gate, so timber for a courtyard deck or fence may come through the house. Say how access works.
  • The historic areas: courtyard decks and front fences can need approval, so that’s checked before the price.
  • Shared walls and fences: on semi-detached and row houses, say whether a fence is shared with a neighbour. A dividing fence starts with a Fences Act notice.

Half of North Adelaide’s occupied dwellings (50.2%) were semi-detached, row or terrace houses or townhouses at the 2021 Census, and only 21.3% were separate houses. In Prospect and Walkerville about two-thirds were separate houses (66.2% and 65.6%).

North Adelaide terraces, villas and cottages in the historic areas

A 2004 heritage survey of North Adelaide found every main period of Adelaide housing there, from settlement in 1840–60 through the 1870s–80s boom, Federation and the inter-war years: mansions and villas, working people’s dwellings, mews cottages and a few small 1840s cottages.

The City of Adelaide’s Historic Area Statement Update Code Amendment, adopted by the Minister and live by March 2026, updated 14 Historic Area Statements and introduced 45 Representative Buildings in North Adelaide and the south-east corner of the city. North Adelaide’s Historic Area Statements include Hill Street, Childers East, Wellington Square, Tynte Street, Carclew, Archer West, Margaret Street, LeFevre, Cathedral, Stanley and Kentish Arms.

For a terrace or villa in one of those historic areas, a courtyard deck that would be exempt elsewhere isn’t exempt under Schedule 4, and nor is a fence on the street boundary. Check your address in SAPPA before a deck or front fence is quoted, and ask the council before a front verandah or street-facing windows are replaced.

Medindie, Gilberton and Walkerville: historic homes and free heritage advice

In a January 2023 letter to the State, the Town of Walkerville said “a significant proportion of the Council sits within the Historic Area Overlay”, particularly in Medindie and Gilberton and, to a lesser extent, Walkerville. The town’s 2005 heritage survey records that its central village was subdivided in 1838–39, and that Medindie was laid out in larger allotments in 1849, with substantial residences from 1856. Most land apart from Vale Park was built on by 1920, and Vale Park stayed farmland until it began to be subdivided in the 1960s.

The town offers a free heritage advisory service for its residents, covering repairs, renovations, maintenance, colour schemes and conservation work. It is aimed at owners of heritage-listed places, or of older homes in the historic character areas, who already have preliminary documentation.

Prospect’s Representative Buildings and the bungalows of Nailsworth

In September 2025 the State Government announced the Minister’s approval of Prospect’s Representative Buildings Review Code Amendment, which identifies “432 buildings across five historic neighbourhoods” as Representative Buildings: North Ovingham, Medindie Gardens, Ballville/Gloucester, Prospect Lanes and Highbury. Its purpose is better protection against demolition.

The City of Prospect describes housing “from single-fronted cottages in Little Adelaide to mansions in Fitzroy”, with Federation villas by the turn of the century and post-First World War bungalows dominating Sefton Park and Nailsworth. Bungalow jobs include front porch and verandah repairs, timber windows, doors and built-in wardrobes. The council’s heritage pages set out guidelines for local heritage places and for homes in the Historic Area Overlay.

Carpentry questions in Adelaide’s inner north

Are Broadview, Sefton Park and Ovingham covered here?

Each is split between councils. By an ABS 2021 boundary approximation, about 46% of Broadview and 31% of Sefton Park are in the City of Prospect, with the rest in Port Adelaide Enfield, and about 40% of Ovingham is in Prospect, with the rest in Charles Sturt. Enquiries from any side are welcome; the council rules differ.

Is Medindie in Walkerville or Prospect?

Medindie is in the Town of Walkerville, but Medindie Gardens is in the City of Prospect, and it is one of the five neighbourhoods in Prospect’s Representative Buildings review.

When does the City of Adelaide’s Heritage Incentives Scheme open again?

The council’s page says the scheme’s “budget is now fully allocated for FY 2026/27”, and asks applicants to “check this webpage in June 2027” for the 2027/28 round. Funding is valid for 12 months from the allocation letter, and the council’s Heritage Team offers a free initial onsite meeting.

How do I check whether my house is a Representative Building?

Look up the address in SAPPA, the SA Property and Planning Atlas, for the Code overlays that apply, and ask the council’s heritage staff whether the house is listed as a Representative Building or a heritage place. Mention it in your enquiry so the quote allows for any approval.
