Floorboard repairs: what’s involved
Tongue-and-groove floorboards lock together along their edges and are nailed to the joists below, so a damaged board can be cut out and replaced without lifting the whole floor. A licensed carpenter quotes from the room, how many boards are affected and why they failed.
Damaged and water-stained boards
Boards that are split, stained by a leak or soft from rot are cut out between joists. New boards go in with the bottom of the groove trimmed so they drop into place, and are fixed down to the joists.
Squeaky floorboards
Squeaks come from boards rubbing against each other or moving on loose nails. The boards are refixed to the joists with screws or new nails, and the old nails punched down.
Lifted and cupped boards
Boards lift or cup when moisture gets at them from above or below. The cause is found and fixed first, then the boards are refixed or replaced once the floor has dried.
Patches after walls, hearths and heaters
Where a wall, hearth or heater has come out, the gap is filled with boards of the same timber and width, with the joints staggered into the floor so the patch doesn’t show as a square.

Baltic pine floors in Adelaide villas
Many of Adelaide’s villas and cottages have Baltic pine floorboards. A repair is matched with recycled boards of the same width and thickness, so the new boards sit flush and follow the old floor’s lines.
The Baltic pine floorboards guide covers what Baltic pine is, matching recycled boards, gaps and squeaks, and refinishing an old floor.

Bouncing or sagging floors: stumps, bearers and joists
A floor that bounces, sags or slopes may have a problem underneath: stumps that have moved, or bearers or joists damaged by rot or termites. That’s structural work, outside floorboard repairs, and it needs fixing before new boards go down over it.
If a floor feels soft or springy across a whole room rather than at one board, say so in your enquiry, and mention any termite damage you’ve seen.
Timber floor repairs need a licensed contractor
Repairing a timber floor for someone else is building work under SA’s Building Work Contractors Act 1995, with no dollar threshold. See how to check a licence.

Questions about floorboard repairs in Adelaide
Can squeaky floorboards be fixed from above?
Usually. The boards are screwed or nailed down through the face into the joists and the holes filled. Where there’s room to crawl under the floor, some squeaks can also be fixed from below without marking the boards.
Will the repair show?
Until it’s sanded and recoated, yes: new or recycled boards differ in colour and finish from the floor around them. Sanding and recoating the area, or the whole room, brings them much closer.
Can floorboards be repaired after a leak?
Yes, once the leak has been fixed and the floor has dried out. Stained or soft boards are then replaced. Fixing the leaking pipe itself is a plumber’s job.
Why are there gaps between my floorboards?
Timber floorboards shrink as they dry, so gaps open in dry weather and close up in damp weather. Wide gaps that stay open can be filled with thin slivers of matching timber glued in.
Can floorboards be lifted and relaid?
Yes. Tongue-and-groove boards can be lifted carefully and relaid, such as when a section of floor needs levelling or work underneath. Expect a few boards to break, so recycled boards are often needed to finish.
