Timber pergolas in Adelaide: what gets built
A pergola is a frame of posts, beams and rafters over a patio, deck or corner of the garden, left open or roofed. A licensed pergola builder quotes from the size, the timber, the roof and how the frame fixes to the house.
Open pergolas
Posts, beams and rafters with nothing solid on top, so the shade comes from a vine, shade cloth or the rafters themselves. Kept open, a pergola can fall within SA’s exemption from approval (below).
Roofed pergolas
Polycarbonate or Colorbond sheeting on the rafters keeps the rain off the outdoor table. A pergola with a solid roof is development under SA’s planning rules and needs approval.
Attached or freestanding
An attached pergola is fixed to the house along one side, on a beam fixed to the wall or brackets at the fascia. A freestanding pergola stands on its own posts and footings, over a deck or away from the house.
Pergolas over decks and patios
A pergola can go up over an existing paved patio or deck, or be built with a new deck. Say if a deck is going in too, so the posts, footings and deck frame are planned together.

Its structures are timber or steel, and its roofed figures cover Colorbond and polycarbonate. A pergola’s own price depends on the size, the timber, the roof and how it fixes to the house.
A licensed pergola builder prices your pergola after seeing the site or photos of it. The pergola and verandah cost guide adds the same builder’s verandah prices and PlanSA’s fees for a pergola that needs approval.
Does a pergola need approval in SA?
Under Schedule 4 cl 4(5)(c) of the Planning, Development and Infrastructure (General) Regulations 2017, a pergola or similar shade structure with an existing home, attached or freestanding, is exempt from approval only if all four of these hold:
- It doesn’t have a solid roof
- Each freestanding side is open
- No part of it is higher than 4 m above the ground
- No part of it is in front of the building line of the house facing the primary street
A solid roof makes a pergola development
The exemption doesn’t apply at a local or State heritage place. A pergola that fails any test, including one with a solid roof, is development and needs approval; many such structures are “accepted development”, which needs building consent only (Law Handbook). Check your address with PlanSA’s approval wizard, and see the deck and pergola approval guide.
Choosing the timber and roof for a pergola
Treated pine
The lower-cost choice and the usual one for a painted or stained pergola. Posts set in the ground or in concrete need pine treated for in-ground use.
Hardwood
Heavier and harder, such as spotted gum, for posts and beams left natural and oiled. It costs more than pine.
Polycarbonate or Colorbond roofing
Clear or tinted polycarbonate lets light through to the windows behind it; Colorbond gives full shade. Either roof needs rafters spaced and sized for the sheeting, and a fall so the rain runs off.

Questions about pergolas in Adelaide
Does a pergola builder need a licence in SA?
Yes. Building a pergola for someone else is building work under the Building Work Contractors Act 1995, even when the pergola is exempt from approval, and there’s no dollar threshold. See how to check a licence.
Do I need approval for a shade sail over the patio?
A shade sail has its own exemption under Schedule 4 cl 4(3): it must be a permeable material, no more than 20 m² in area, no part more than 3 m above ground or floor level, and not in front of the building line facing the primary street. The exemption doesn’t apply at a local heritage place or in the Historic Area Overlay.
Can a pergola be roofed later?
Often, if the posts, beams and rafters are sized for the roof’s weight and the fall it needs. Roofing it later brings the approval question back, so mention it at the start and the frame can allow for it.
What’s the difference between a pergola and a verandah?
Both are posts and beams over an outdoor area, but a verandah is roofed and usually attached to the house along its eaves. In SA a new verandah is always development that needs approval, while an open pergola can be exempt. See verandahs.
Can a carpenter build a pergola kit I’ve bought?
Send the kit’s name and size with your enquiry, and the quote can cover the footings and assembly only. Building a kit for someone else is still licensed building work, and the approval tests apply to the finished pergola.
