What carpentry costs in Adelaide’s eastern suburbs

As a guide, The Quote Yard’s South Australian door guide lists $200 – $380 for an internal door swap and $1,300 – $3,500 for a standard front door in its inner-east row (Norwood, Kensington and Burnside; 4 May 2026, GST not stated). Period work sits higher: the same guide lists a heritage replica front door at $1,800 – $5,500+. Sash window and verandah repairs are priced after an inspection, once the soft timber has been found. Checked 28 October 2026.

How a quote works for villas in the historic streets

  • Street-facing work first: in a Historic Area Overlay, the contractor checks whether a verandah, window, deck or front fence change needs council approval before pricing it.
  • The rot is found first: sash and verandah repairs are priced after a look at the job, because rot and old repairs only show up on site.
  • Matched profiles: four-panel doors, period skirting and Baltic pine boards are matched to what’s there. Say if you have spare lengths or old boards.

These suburbs have a higher share of attached homes than South Australia as a whole. At the 2021 Census, separate houses were 51.5% of occupied private dwellings in Norwood Payneham & St Peters, against 78.0% statewide, and semi-detached, row and terrace houses and townhouses were 29.3%. In Burnside, separate houses were 66.9%.

Villas and cottages from St Peters to Stepney

The council’s Built Heritage Strategy describes housing that runs from the bluestone villas of St Peters’ tree-lined avenues, laid out in the 1880s, to single-fronted workers’ cottages in Stepney. Arts and Crafts houses filled in around the turn of the century, and after the First World War building spread into Stepney, Joslin, Maylands and Evandale.

Jobs on homes of these ages include verandah posts, beams and fascia, sash windows with broken cords or soft sills, skirting and architraves in period profiles, and patched or replaced Baltic pine floorboards. Send photos and the year the house was built.

Historic Area Overlay homes in Norwood, St Peters and Heathpool: what needs approval

Parts of Norwood Payneham & St Peters are in the Planning and Design Code’s Historic Area Overlay, and some homes are Representative Buildings, a term the council’s strategy says was “formerly referred to as Contributory Items”. In October 2025 the council reported that the State Planning Minister had adopted its Inter-War Housing Heritage Code Amendment, which gave about 20 inter-war homes Local Heritage status and placed 32 Heathpool properties in the overlay. The council describes those homes as built between 1912 and 1949 in Tudor, Spanish Mission, Art Deco and Californian Bungalow styles, often with wide verandahs on decorative pillars, leadlight windows and arched doorways.

In the overlay, Schedule 4 of the PDI (General) Regulations 2017 removes the usual approval exemptions for a deck, for a fence on the road boundary or in front of the house, and for a new door in an existing garage or carport. Before a front verandah or street-facing windows are replaced on a house in the overlay, check with the council whether the job needs approval, and check your address in SAPPA or PlanSA’s approval wizard.

The council runs a free Heritage Advisory Service for owners of heritage places and of buildings in the Historic Area Overlay, with design advice on buildings and structures “such as fencing”. Its Heritage Advisor is available one day a week.

Burnside homes built before 1960: free conservation advice

Burnside’s 1987 heritage survey records that the 1930s brought the council area’s largest-ever jump in dwelling numbers, and it points to large, consistent areas of 1920s and 1930s houses. Beaumont was laid out in the late 1840s or early 1850s as a village of gentlemen’s villas, and Magill (subdivided in 1838) and Glen Osmond were the early foothills villages.

The City of Burnside’s Building Conservation Advisory Service gives free advice to owners of homes built before 1960 that aren’t heritage-listed: exterior repairs and restoration, maintenance priorities, colour schemes and fencing. As at October 2026 it is closed for the financial year and reopens for bookings in July 2027. Owners of heritage-listed homes and Representative Buildings can ask the council’s Planning Team for free conservation advice, and the council’s Heritage Grant Scheme is closed while it is under review.

Is Kensington in Norwood Payneham & St Peters or Burnside?

Kensington is in Norwood Payneham & St Peters, but Kensington Park and Kensington Gardens are in Burnside. The council decides which heritage advice and local overlays apply, so it’s worth confirming on your rates notice.

Is Magill covered on this page?

Magill is split between two councils. By an ABS 2021 boundary approximation, about 31% of the suburb is in Burnside and 69% in Campbelltown, which is covered on the north-east page. Enquiries from either side are welcome.

How do I find out if my house is in the Historic Area Overlay?

Enter your address in SAPPA, the SA Property and Planning Atlas, which shows the Planning and Design Code overlays for the block. For whether a house is a Representative Building or a Local Heritage place, ask the council’s heritage staff. Mention the answer in your enquiry so the quote allows for any approval.

Does Norwood Payneham & St Peters offer heritage grants?

The council’s Built Heritage Strategy records that its Heritage Grant Scheme ran from 2006 to 2014. The strategy commits instead to information sessions for owners on roofing, stonework, fencing and verandahs.

The City of Burnside says “Most of the Council area is leafy suburbia with no direct bushfire risk”, and it describes the eastern extremes of the council area as the City of Burnside Bushfire Area. Check your own block in SAPPA before a deck is planned: the approval guide covers what changes in a bushfire-prone area.
