Sash window repairs: what’s involved
A double-hung sash window has two sashes that slide up and down in a box frame, each hung on cords that run over pulleys to weights hidden in the frame. Most faults are in the cords, the beads that hold the sashes in place, or timber gone soft at the bottom of the window. A licensed carpenter quotes from how many windows there are and which faults each one has.
Broken sash cords
When a cord breaks, the sash drops or won’t stay up. The staff bead and parting bead come off, the sash lifts out, and new cords are run over the pulleys to the weights through the pocket in the frame.
Sashes painted shut or stuck
Layers of paint glue a sash to its beads. The paint line is cut, the beads are eased off, and the sash is freed, cleaned up and rehung so it slides again.
Rattling and draughty sashes
Worn or loose beads leave a sash loose in the frame. New staff and parting beads, set closer to the sash, stop the rattle and cut the draught.
Rotten sills and bottom rails
The sill and the bottom rail of the lower sash rot first, where water sits. The decayed timber is cut out, and new timber is spliced in and shaped to the old profile, so the original window stays.
Rotten weatherboards, fascias and door jambs
The same splice repairs work on soft weatherboards, fascias, door jambs and window frames elsewhere on the house. Rot that has reached wall or roof framing is structural work.

Repair or replace a timber window?
Repair the window
Where the box frame and most of the sash are sound, new cords and beads and spliced timber keep the original window working.
A new sash in the old frame
When a sash is past repair, a new one is made to match its size, profile and glazing bars and hung in the existing box frame.
Full window restoration
The whole window is taken apart: both sashes out, the frame and sashes repaired, and the sashes rehung on new cords and beads.
Replacing the whole window
A new window in the same opening means taking out the old box frame. Making the opening wider or higher, or cutting a new one, is structural work.
Heritage homes, the Historic Area Overlay and asbestos
Under Schedule 4 cl 4(4) of the Planning, Development and Infrastructure (General) Regulations 2017, repair and maintenance that involves no demolition and won’t affect the building’s structural soundness is exempt from approval, but not at a local or State heritage place. If the house is a heritage place or in a Historic Area Overlay, check with the council before replacing windows that face the street.
Older homes: check for asbestos first
asbestos.sa.gov.au says to check for asbestos before repairs or renovation in a house built before the mid-1980s. Window work that cuts into the wall linings around a frame should start with that check. See asbestos before renovating in SA.

Questions about sash window repairs in Adelaide
Do sash window repairs need a licensed carpenter in SA?
Yes. Consumer and Business Services lists windows in its joinery licence scope, and repairing part of a building for someone else is building work under the Building Work Contractors Act 1995, with no dollar threshold. See how to check a licence.
Why won’t my sash window stay open?
Often a broken cord, or a weight that has come off its cord inside the frame. A sash that’s had heavier glass fitted can also outweigh its old weights and drift down.
Can old sash windows be draught-proofed?
Yes. Brush or rubber seals set into new beads and along the meeting rails cut draughts while the sashes still slide.
Can the top sash be made to open again?
Often. A top sash that has been painted shut or fixed in place is freed and hung on new cords, so the window opens at the top and bottom for air.
What about casement windows?
Casement windows, hinged at the side, get the same rot and splice repairs. Worn hinges and stays are replaced, and a sash that has dropped is rehung so it closes square.
